Want to do something to jazz up your newly bought condo? The process can be complicated and tough to navigate alone. Condo renovation isn’t as straightforward as HDB renovation as there are many things you need to consider before you even begin planning for a renovation or conceptualising your condo interior design. In this article, we’ll talk about everything you need to know and think through before embarking on your home improvement project.
1. Decide on the changes you want to make
The majority of condo developments in Singapore come with fully renovated units that are move-in-ready. If you’d like to conduct renovations to enhance your living space and tweak it to your liking, you’ll probably have to hack away certain fixtures to make way for any new additions.
Before starting any liaising work with your interior designer or contractor, take a look at the design of the new unit and create a list of the changes—what to remove, upgrade, or add—you’d like to make. For example, removing certain design elements to make your small space look more spacious. Having a clear idea of how you would like your space to look will make the planning and renovation process much easier.
2. Find out the rules and regulations on renovation
Unlike in HDB flats, where the same HDB renovation guidelines apply to units across all estates, the rules governing condo renovations differ depending on the development’s Management Corporation (MC). This may include limitations on the types of renovations that can be undertaken, the extent of enhancements you can make, and the days and hours that renovation work can be performed. Before commencing any renovation project, make sure to consult with the relevant authorities and communicate any guidelines to your interior designer or contractor to ensure a smooth and hassle-free process.
3. Attain approval for certain renovation works
Before you get started with your home improvement project, remember that certain works may require an approval from the MC before it can proceed. For example, any changes to the external façade, such as replacing window grilles or adding an awning to your balcony. Additionally, if the condo renovation will result in an increase in Gross Floor Area (GFA), you’ll need planning permission from the MC. Simply request an authorisation letter from the MC secretary or chairperson and submit it to the Urban Redevelopment Authority (URA).
4. Arrange for access to condo premises
For a seamless renovation experience, it’s important to ensure that your contractors and interior designer have smooth access to your condo. With tight security measures in place, including a security counter and restricted access to lift lobbies, visitors may face difficulties entering the building. To avoid this, take the time to arrange for the necessary access with the Management Corporation (MC). By doing so, your contractors and designer will be able to easily enter and exit the building without relying on your constant presence. This will not only save you time, but also make the renovation process much more convenient and efficient.
5. Arrange for bulky renovation waste removal
While HDB residents can tap on the free removal services offered by the Town Council for the disposal of large items, condo residents are responsible for handling their own bulky waste. During your renovation project, it’s important to ensure that waste is disposed of properly and not left in the common areas of the estate. Check with the MC for any specific guidelines that need to be followed to ensure an efficient waste disposal process.
